STRABAG subsidiary ZÜBLIN A/S building new Sølund residential and retirement centre in Copenhagen

  • Contract signed for turnkey construction of four multifunctional buildings
  • Contract value of approx. € 105 million
  • Collaboration under the ZÜBLIN teamconcept partnering model

ZÜBLIN A/S, the Danish subsidiary of STRABAG SE, has signed a contract with the cooperative housing association Samvirkende Boligselskaber (SAB) for the turnkey construction of the new Sølund residential and retirement centre for approx. € 105 million. ZÜBLIN will begin with the first phase of construction in the second half of 2021 and plans to complete all works in 2026. The project is based on a design by C.F. Møller Architects and Tredje Natur.

The current Sølund care facility at Nørrebro in Copenhagen has served its time and is due to be demolished. The new residential and retirement centre comprises four multifunctional buildings with five to six floors for a diverse, multi-generational community. Parts of the buildings are made of wood. ZÜBLIN Timber, another STRABAG subsidiary, is responsible for this portion of the project. The new building complex offers a total of 533 residential units as well as a daycare centre, community areas – including three courtyards – and shops. Of the 533 apartments, 150 will be set aside for young people, 360 are in the care facility and 23 are intended for senior citizens.

BIM5D®, LEAN and ZÜBLIN teamconcept as success factors
“With the future Sølund, ZÜBLIN continues to expand its list of prestigious projects in Denmark, which includes the Axel Towers, BLOX, and the Nordhavn metro station and tunnel. This project is also being built using the latest digital methods. The buildings are already standing as a digital model, and construction site plans and sequences have been simulated using BIM 5D® and optimised by applying LEAN.Construction methods,” says Thomas Birtel, CEO of STRABAG SE.

The contract is being performed under the ZÜBLIN teamconcept partnering model. “The principle behind our teamconcept is for the participants in a project to work together as partners on an equal footing – in other words: as peers. Common interests and goals are optimised in terms of time, cost and quality,” Thomas Birtel explains.

ZÜBLIN A/S is currently finishing the planning and design for the new Sølund project and is beginning the process of entering into contracts with subcontractors.
